Door frames rot from the bottom up. Rain and sprinkler water collect where the jamb meets the threshold, soak into the end grain of the wood and stay there. After a few seasons the bottom of the jamb or the brick mould feels soft, the paint bubbles, and a screwdriver goes in without effort. Left alone, the rot spreads up the frame and into the sill, and the door stops sealing. KapMorgan repairs rotted door frames in Los Angeles: we cut out the decayed wood back to sound material, fit and fasten new pieces, seal the joints so water cannot get behind them, and leave the frame primed and ready for paint. It is one of the jobs in our door frame and threshold repair service.

Repair the Rotted Section or Replace the Frame?
Most rot stays in the bottom 6 to 12 inches of the jamb and the brick mould. In that case the frame does not need replacing: we cut the jamb above the rot, fit a new piece of the same profile, join it and fasten it, and the repair disappears under paint. If the rot has reached the threshold or the sill, we repair or replace those too, since they are where the water came from. A frame that is soft along its whole height, or a door that is rotting with it, is a different job; then a new prehung door makes more sense, and we tell you so from the photos before you book.

Door Frame Rot: Causes and Repair
Wood rots when it stays wet. At a door, that happens where water runs down the face of the frame and sits on the threshold, or where a sprinkler hits the bottom of the door every morning. The end grain at the bottom of the jamb drinks water like a straw. Paint that has cracked at the joint lets water in and keeps it there.
A lasting repair has three parts: remove every bit of soft wood, fit new wood that is sealed on all sides before it goes in, and close the joints so water runs off instead of in. We use exterior-grade wood and sealant and leave the repair primed. Filling rot with putty alone looks fine for a season and then fails, because the rot keeps working underneath.
After the repair, keep sprinklers off the door, keep the paint intact and re-caulk the joint between frame and threshold when it cracks. Los Angeles winters are short, but one wet season is enough to start rot again in an unsealed joint.

Rotted Door Frame Repair FAQ
Door frame repair starts at $150. If the threshold also needs replacing, frame and threshold together are $200.
Yes, in most cases. The rotten section is cut out and replaced with new wood; the door stays.
Press a screwdriver into the wood. Where it stops sinking in, the wood is sound. We probe the whole frame on the visit.
Water that sits at the bottom of the frame: rain, sprinklers or a cracked joint at the threshold.
Only for very small, shallow spots. Larger rot needs the soft wood removed and new wood fitted, or it keeps spreading.
Yes, from photos of the damage. If what we find on the visit differs from the photos, the price follows the actual work. An on-site estimate is free when we do the job the same visit, otherwise it is a $75 service call.
