KapMorgan installs luxury vinyl plank flooring across Los Angeles homes and rental units. Vinyl plank is fully waterproof, holds up to pets and daily foot traffic, and comes in wood-look finishes that pass for real hardwood at a fraction of the cost and none of the water sensitivity. It is one of the most requested flooring upgrades we install, especially in kitchens, bathrooms, and rental units where real hardwood is a poor fit. We measure the space and confirm the exact price on site. Every estimate is free.

Vinyl Plank Flooring: Prices

Installation alone starts at $5 per square foot for a room with a flat, ready subfloor. Removing old carpet, tile or laminate adds from $2 per square foot, and subfloor leveling or new underlayment adds from $1.50 per square foot. Most quotes land between $7 and $9 per square foot all-in once removal and prep are included. We measure the space and confirm the exact price on site. Every estimate is free. $150 minimum per visit, labor only. Several small tasks in one visit are added together.

What’s Included

Why Vinyl Plank

Most vinyl plank sold today is a click-lock, floating floor — the planks snap together and rest on top of the subfloor rather than being glued down, which lets the floor expand and contract with temperature changes without buckling. That makes it a good fit for rooms with radiant heat or large windows that get direct sun, both common in Los Angeles homes. The subfloor still needs to be flat and clean before installation, since even a small dip or bump will telegraph through the planks over time and can cause a hollow sound underfoot.

Kitchens and bathrooms are the rooms where vinyl plank earns its keep over real hardwood, since standing water around a dishwasher, sink or toilet will eventually damage wood or laminate flooring but has no effect on vinyl. For rental properties, the combination of water resistance and scratch resistance means the floor tends to outlast several tenants without needing to be refinished or replaced, which is why we install it in a lot of Los Angeles rental units.

Vinyl plank needs very little upkeep once it is installed: regular sweeping and an occasional damp mop keep it looking new, and there is no refinishing or resealing schedule to keep track of the way there is with real hardwood. The wear layer on top of the plank is what resists scratches and stains, so we recommend felt pads under furniture legs to avoid premature wear in high-traffic spots, but beyond that the floor is close to maintenance-free.

Vinyl plank comes in a wide range of wood-look finishes, from light oak to dark walnut tones, along with different plank widths and textured or smooth surfaces. We bring sample options to the estimate visit so you can see and feel the finish in the actual room lighting before committing, rather than choosing from a photo alone.
