Most squeaks come from a subfloor panel that has worked loose from the joist below it over years of foot traffic and seasonal humidity changes, so the wood rubs against a loose nail or against the joist itself every time weight passes over it. If there is access from below — a basement, crawlspace or unfinished garage ceiling — we can usually find the exact loose spot and drive a screw or install a bracket to pull the subfloor tight against the joist, which fixes the squeak without touching the finished floor at all.

When there is no access from below, the repair has to go through the finished floor instead — using specialized screws that snap off below the surface on hardwood, or working through a small, carefully placed access point on carpet or tile that gets patched afterward. It is more involved than a from-below repair, which is reflected in the price, but it is still far less disruptive than pulling up flooring to get at the subfloor directly.
